Using this as a rough estimate:

CPI Inflation Calculator

What cost $3000 in 1989 would cost $5554.69 in 2012.

I think that might be a good idea on the high end, but I am not a carpenter either.

I'm sure your intentions are good, Jafo, but...........you need to have a lot of faith in what the federal government tells us to go w those numbers.
