I wouldn't worry about condensation.
Regarding mice, mice can get through a hole the diameter of a dime. Mice are great climbers. They gnaw their way through anything they can sink their teeth into. Believe me, if they want in they will figure out a way to gnaw their way in.
We live in a field in the country. The exterior of our home is stucco, and they can't chew through that. Nor can they climb the stucco and hang upside down trying to to chew through the soffit/fascia, or they would have done it. I built the house tight with mice and bugs in mind. There is no exposed wood to gnaw through at ground level.
So how do they get in the garage? They chew through the rubber gasket on the bottom of the garage door to gain access. No mice in the house. Mice in the garage, and they nest in the garage refrigerator compresser every year. They nest in the air cleaner boxes of our vehicles. They chew up the air filter for nesting material. Mice suck. I hate to say it but a cat is the solution to mice in the house.
